A balanced review of Codename Club Class and Assetz Soho & Sky Phase 2: developers, commutes, where each leads, amenities, prices and possession.
Buyers looking for a large 3 BHK in North Bengaluru are increasingly weighing Codename Club Class vs Assetz Soho & Sky (Phase 2). Both are boutique, pre-launch projects with EOIs open, and their home sizes overlap closely. The differences lie in setting, scale, price points and paperwork, which this balanced review sets out.
The Ramky Group began in 1994 under founder Alla Ayodhya Rami Reddy and has grown into a multi-sector business covering infrastructure, environmental management and property development, and it reports group turnover above INR 10,000 Cr. Its partner on Club Class is Multigen, a recently incorporated Bengaluru developer linked to the group and focused on gated communities. Assetz Property Group, founded in 2006 and headquartered in Singapore, says it has delivered, is building or has planned over 40 million sq ft across more than 50 projects. Its RERA promoter for Soho & Sky is APG Assetz Imperial Homes Private Limited. Here, buyers compare a large diversified group with a design-led residential specialist, and both carry recognisable names in Bengaluru. Each brings a distinct approach to boutique housing.
Club Class sits at Thirumenahalli, off Thanisandra Main Road, beside the 30-acre Thirumenahalli Lake. From there, Bhartiya City is about 2.6 km, the Yelahanka (erstwhile Kogilu Cross) Blue Line station about 4.6 km, Manyata Embassy Business Park about 6.8 km and the airport about 22 km. Assetz Phase 2 is located at Srirampura Village in Jakkur, Yelahanka Hobli. Its listing puts Thanisandra about 3 km away, Hebbal about 7 km, Manyata Tech Park about 10 km and the airport about 25 km, with Phoenix Mall of Asia around five minutes away. Broadly, Assetz is closer to Hebbal and Phoenix Mall of Asia, while Club Class is closer to Manyata and the airport. In Codename Club Class vs Assetz Soho & Sky (Phase 2), commute patterns should guide the choice.
Neither project wins on every count. Keep these points in mind when you place Codename Club Class vs Assetz Soho & Sky (Phase 2) side by side:
Club Class: direct frontage on the 30-acre Thirumenahalli Lake, with west-facing homes and outdoor decks of 25 to 45 ft.
Club Class: a 3.5 BHK format with a study, and every home placed on a corner with no shared walls.
Club Class: a lower entry price of ₹2.15 Cr++ and a larger amenity programme of more than 30 experiences.
Assetz Phase 2: a smaller community of around 73 homes, so fewer residents share each facility.
Assetz Phase 2: a RERA number, already shown as approved, that buyers can verify today, plus on-site retail spaces.
Assetz Phase 2: a lower top-end ticket of up to ₹3.19 Cr and closer access to Hebbal.
Club Class organises its lifestyle around two clubhouses, a Sports Club for wellness and sport and a Social Club beside the central pool court. The overview cites over 30 curated experiences spread across about 88,000 sft, including an infinity-weir pool, a cricket practice pitch, a half basketball court, an amphitheatre and a lake view deck. Assetz Phase 2 keeps its offering compact and design-led. Phase 2's listing points to a rooftop pool overlooking the city skyline, a fully equipped fitness studio, a multipurpose lounge, an indoor games room, a yoga and meditation deck, landscaped gardens and a children's play area. In Codename Club Class vs Assetz Soho & Sky (Phase 2), buyers choose between a broad amenity menu and a smaller set shared by fewer homes.
Club Class starts at ₹2.15 Cr++ and rises to about ₹3.50 Cr++, a derived ₹11,700 to ₹15,100 per sft. Assetz Phase 2 is listed at ₹2.77 Cr to ₹3.19 Cr, or about ₹14,000 per sq ft. On registration, Assetz Phase 2 cites RERA number PRM/KA/RERA/1251/472/PR/250322/004785, shown as approved, while Club Class's registration is still awaited. On timing, Club Class targets possession in 2029. The Assetz listing quotes September 2026, although Phase 2 is still accepting EOIs, so that date needs written confirmation. Both projects are therefore early-stage purchases, and neither should be booked on marketing claims alone. Codename Club Class vs Assetz Soho & Sky (Phase 2) should be decided on confirmed dates, full cost sheets and the setting that suits your family.
The Phase 2 listing says Expressions of Interest are open, giving early applicants access to priority units. Final bookings follow once the developer confirms allotments and pricing.
Club Class is also at the EOI stage. EOIs will convert into bookings after RERA registration and the formal launch.
The listing describes Phase 2 as a curated community of about 1.4 acres. Club Class, by comparison, is planned on about 3 acres.
The Phase 2 listing covers 3 BHK apartments only, in sizes of about 1,976 and 2,275 sq ft. Club Class also has no 4 BHK, but adds a 3.5 BHK format with a study.
Dividing the listed prices by the listed sizes gives roughly ₹14,000 per sq ft for both 3 BHK types. This is a derived figure, so confirm the basis on the official cost sheet.
It depends on the unit. Club Class's derived band of ₹11,700 to ₹15,100 per sft brackets Assetz's roughly ₹14,000 per sq ft, so its lower floors cost less per sq ft and its premium lake-view homes cost more.
Assetz says the project draws on the architecture and artistic spirit of New York's SoHo district. Phase 2 continues that theme with boutique-scale planning and retail spaces below the homes.
The Assetz listing places Phoenix Mall of Asia about five minutes from Phase 2. Club Class is roughly 5.9 km away, a drive of about 14 to 20 minutes off-peak.
Club Class is about 22 km from Kempegowda International Airport, while the Assetz listing puts Phase 2 at about 25 km. Both are typically 30 to 40 minutes away outside peak hours.
Club Class targets possession in 2029, about 36 months after RERA approval. The Assetz Phase 2 listing quotes September 2026, which buyers should confirm because Phase 2 is still at the EOI stage.
